INVESTOR WHOLESALE BUYING AND SELLING 
Investors have many strategies available to them in a Buyer's Market or in a Seller's Market. 

 
The Investor typically uses OPM (Other People's Money) to Buy at Wholesale 
Prices.  The Investor offers a "Fast Buy" and a "Fast Closing".
Repairs may or may not be done on the Property. 
Selling can be done at the Wholesale Level (by selling quickly to other investors/buyers) or the Retail level (by employing a Professional Real Estate Agent to sell the property on the mls).
Cash Flow comes into play on both rental properties and commercial ventures.  Valuation is based more on the  Positive Cash Flow (less expenses) to determine Value instead of Comparative Analysis (which is more typically used in the Retail Area of buying and selling properties).
Holding and Selling Costs always have to be taken into consideration when doing "Fix and Flips",  The Investors game is a Numbers Game and that is why the Yellow Advertising Signs always say "We Buy Ugly Houses"... 


Wholesale Buying
Finding "Deals" that make money in the least amount of time is one of the Primary Goals.  Multiple Bid Strategies using Embarrassing Bids
sniffs out the Motivated Sellers.
If you get every House that you Bid on, you are definitely bidding too high.  Try to set a Goal of getting 1 out of every 5 or 1 out of every 10 offers accepted. 
Being able to see "potential" or "increased value" will make you a successful Wholesale Buyer.
Wholesale Selling
Why not a quick clean up and repair of the property and sell it to another investor/buyer? 
Sometimes an Investor will just sell it on Land Contract to a buyer that doesn't qualify for a Bank Loan.  It is quick and easy.
Renting a property can create cash flow in certain circumstances.  This is a long term strategy that can make substantial income from appreciation as well as the monthly rental income and tax advantages.
And, if Wholesale Selling doesn't work, there is always the Retail market available by putting the property up on the mls and using a 3rd party Real Estate Agent to handle the negotiations.  The Agent works to get the Maximum $$$ in the shortest amount of time.
