Sellers want the Maximum Amount in the Least amount of time.
 
New marketing stragegies have evolved due to the widespread use of the internet.
Not only is the Property Listed on the Local mls but many, many websites on the Internet. 
A Base Price with a List of Optional Items that the Buyer Selects prevents "Lo Balling".  The Buyer typically wants one or more of the optional items.
 
Low Commission Agents usually mean Low Cost Marketing.  It is important to move from a Low to Medium to High Marketing Level in a matter of a few weeks.  A Price Reduction schedule is agreed upon at the beginning of the Listing, also.  OverPricing at the Beginning is Normal; if it doesn't sell in a few weeks, a price reduction is usually appropriate. 
Pricing it Competitively:
The Agent can provide several CMA #'s to narrow the price range:
1. The Cost to Build in the Local Area ($/Sq Ft)
2. County Aprraisal Values (Land and Improvements).
3. What is presently on the Market in the Area.
4.  What Sold in the past 6 Months.
5. What didn't Sell or Expired in the Past 6 Months.
6.  CMA Analysis Reports from the Local Title Company as well as the local mls.  {Usually, certain transactions have to be eliminated manually from the CMA analysis but the mls data that the agent has access to is more reliable). 
Staging:
A Buyer only looks at a property for a Few Minutes; the House needs to look its best and have minimal furniture and decorations thru-out the house. 
Cleaning up and Staging is one of the most important things a Seller can do to improve their "House Value".  The Agent or a Local Staging Expert can help in this area.
The Buyer looks at the neighborhood, the schools, etc. as well as  the House.  So, anything to improve the appearance greatly improves the Seller's bottom line.
Open Houses:  These should be scheduled for a time convenient for the Seller.  And, again, the Condition of the House and Grounds has to be optimal during the Open House showings.  Less Clutter usually means more $$$.
